Air Handler Unit Cleaning Overview

Air Handler Units are a key component to your commercial HVAC system. It is important to have the air handler unit fully inspected on an annual basis and cleaned twice a year. Air handler units are full of coils that collect debris and that debris begins to have a negative impact on the energy efficiency and air flow of the air handler. Our team takes our time to annually inspect your air handler and make note of the problem areas and the spots that will need to have special attention paid to at the first cleaning and then again in six months at the next cleaning.

What The Air Handler Unit Cleaning Process Looks Like

Our team cleans air handler units thoroughly from top to bottom with cleaners that are green and specifically made to either be washed away or dry without the need to be rinsed. After the unit is powered down, we will start by cleaning the filter racks. Then we will move on to cleaning the next section of the air handler unit. We look at the coils closely to determine if there is any bacterial or mold growth present or just regular debris. Following that, we will clean the coils and apply preventatives to keep mold growth from occurring until the next cleaning. We will then clean all drainage, inspect all drain tubes, clean the interior chamber walls of the unit, clean the drain pans/trays and then clean the fan of the unit. Once we have completed the cleaning we will then give the go-ahead to power back on the unit.

This service needs to be performed on a semi-annual basis for the standard operation of the system and energy efficiency.

The Importance of Rooftop Unit Cleaning

When HVAC Units are on top of the roof they are exposed to weather elements and more temperature swings than when they are in the basement of a building. Being surrounded by the elements continually puts more wear and tear on the outside of the unit and often on the inside of the unit as well when it isn’t properly maintained. It is important to inspect roof top units annually and in certain parts of the country, twice a year at minimum. When we clean a roof top unit we take into consideration the climate of the area, the accessibility of the unit, the weather forecast for the coming week and the inspection report.
